Remainders — Vested and Contingent
A remainder is a future interest in a third party that becomes possessory upon natural expiration of the prior estate. A remainder is vested if the holder is ascertained and no condition precedent remains. A remainder is contingent if the holder is unascertained or subject to a condition precedent.
