Assumption vs. Subject To
A grantee who assumes the mortgage becomes personally liable for the debt; both the grantor and grantee are liable. A grantee who takes 'subject to' the mortgage takes the encumbrance but assumes no personal liability; only the original mortgagor remains personally liable.
