Adverse Possession

Adverse possession ripens into title when the claimant's possession is: (1) actual; (2) open and notorious; (3) exclusive; (4) hostile (under claim of right, without permission); and (5) continuous for the statutory period. Tacking of successive adverse possessors is permitted if privity of possession exists.
