Delivery of Deeds
Delivery requires the grantor's present intent to be immediately bound by the conveyance. Manual transfer raises a presumption of delivery; a deed left with the grantor raises a presumption against delivery. Delivery to a third-party escrow agent with instructions is effective upon satisfaction of conditions.
