Types of Deeds — Covenants of Title
A general warranty deed contains six covenants: seisin, right to convey, against encumbrances, quiet enjoyment, warranty, and further assurances. A special warranty deed limits covenants to claims arising through the grantor. A quitclaim deed conveys whatever interest the grantor has, with no covenants.
