Bona Fide Purchaser
To qualify as a bona fide purchaser (BFP) protected by a recording act, the purchaser must: (1) pay valuable consideration; (2) take without actual, constructive (record), or inquiry notice of the prior claim; and (3) satisfy the recording requirement imposed by the applicable statute.
