Estoppel by Deed
If a grantor conveys land they do not yet own, and subsequently acquires title, the after-acquired title automatically passes to the grantee by estoppel. A bona fide purchaser from the grantor after the grantor acquires title, but before the original grantee records, may prevail under a race-notice act.
