Inquiry Notice
A purchaser has a duty to inquire into facts that would alert a reasonable person to the existence of a prior claim. Open and visible use of land by a third party gives the purchaser inquiry notice sufficient to defeat BFP status. Occupation by someone other than the grantor triggers a duty to investigate.
