Wild Deeds and the Chain of Title
A deed is outside the chain of title (a 'wild deed') if it is recorded before the grantor acquired record title. A subsequent purchaser searching the index would not find it, so it does not impart constructive notice. A purchaser without actual notice of the wild deed prevails under a notice or race-notice act.
